If you’ve been waiting for the “right moment” to buy a home, the latest data says that moment is now.

Mortgage demand is rising again

According to a recent CNBC report (Nov 12, 2025), mortgage demand from homebuyers has climbed to its highest level since September. Applications to purchase homes rose 6 % in just one week — even with interest rates still hovering near the mid-7 % range nationally.

That shift shows that more buyers are stepping off the sidelines and locking in homes before competition ramps back up.

What I’m seeing locally

Here in Fort Mill, Tega Cay, Clover/Lake Wylie and across the Charlotte Metro, real activity is telling an even better story than the national headlines:

  • Rates are improving. Many of my clients are being quoted 5.99 % and even lower for conventional and FHA loans, depending on credit and program type. That’s a major change from just a few months ago.

  • Inventory is balanced. There are more homes to choose from, but not so many that prices are dropping — a healthy window where buyers can act confidently.

  • Sellers are motivated. Builders and homeowners alike are offering rate buydowns, closing-cost help, and other incentives to keep deals moving.

National experts agree

A recent Redfin analysis summed it up well: “Now is a good time to buy… if you can afford it.” As mortgage rates continue to drift downward and demand strengthens, early buyers will secure better terms and less competition.

Why buying now makes sense

  1. Get ahead of the crowd. With buyer demand climbing, home values tend to follow — those who buy early capture the appreciation.

  2. Leverage your negotiation power. Sellers are still flexible today; that leverage fades fast once demand surges.

  3. Build equity sooner. Every payment goes toward your future instead of rent, and you start benefiting from long-term appreciation in one of the Southeast’s strongest markets.
